Is it cheaper to extend or move house?

How long does a house extension take?
For most projects, a single-storey extension takes around 10 to 14 weeks from the first day on site. But every home is different. Some projects need extra time for design, planning, or weather hiccups, so it’s always an idea to build in a little breathing space for the unexpected.

Can I stay at home while the work is being done?
In most cases, yes and many of our clients do. There will be some noise, dust, and disruption of course, but we design developments in a way that allow works to be phased, and keep your home feeling like a home.

Will an extension add value to my home?
In most cases, yes - especially if it’s thoughtfully designed and adds usable, family-friendly space. A bigger kitchen, an extra bedroom, a home office or converted garage - all these things appeal to future buyers and often boost your home’s market value. But more than that, they improve how you live in your home right now, that’s the real value. Do you offer help with design and planning?
Absolutely! We know the design stage can feel a little overwhelming, especially if this is your first project but we’ll guide you through every step. From initial ideas to layouts, finishes, planning permission and more, you’ll have us by your side. We’ll listen closely, offer honest advice, and bring ideas that balance beauty with practicality. It’s about finding the right solution for you, not just ticking boxes.

Do I need planning permission for an extension?
You might not! Many extensions fall under something called “permitted development rights,” which means you won’t need full planning permission. But there are rules about height, footprint, and materials. Don’t worry though, we’ll check everything for you and guide you clearly through what’s needed, so there are no surprises later.

What is permitted development?
Permitted development is a set of government rules that allows you to make certain changes to your home, like a rear extension or loft conversion, without full planning permission. You’ll still need a lawful development certificate, but it’s a fantastic option when it fits your plans. We’ll look at your home, your local area, and your goals, and help you understand if permitted development applies. Either way, we can handle the permitted or planning application process.

What if I live in a conservation area?
If your home is in a conservation area or has a listed status, things are a little more delicate, but it doesn’t mean you can’t extend, it just means we’ll need to be extra thoughtful about the design and materials and sometimes seek additional permissions. We’ve worked with local authorities on sensitive projects and know how to keep the character of your home intact while still creating beautiful new space, so you’re in safe hands.

Can I extend a bungalow?
Yes! Bungalows can be fantastic homes to extend, whether you want more living space, an extra bedroom, or even a full loft conversion. They’re especially popular with couples who want to future-proof their home without the upheaval of stairs, or families needing more room to breathe. How much notice do I need to give neighbours?
If your project requires planning permission or falls under the Party Wall Act, you’ll need to let your neighbours know, but we’ll help with the formalities and make the process smooth and respectful. We always recommend a friendly chat first - it can go a long way! We’ll also give you the documents and reassurance you need to keep everything above board and stress-free.

How much does a home extension cost in 2025?
This varies depending on the area you’re in but as a guide, smaller single-storey extensions typically start from £30,000, while larger or double-storey projects may be upwards of £100,000. The final cost depends on size, finishes, structural work, and more. But don’t worry - we’ll give you a clear, honest estimate from the beginning. We believe in being realistic and open about budget, so you feel confident, not caught off guard.

Are there ways to keep extension costs down?
Yes, absolutely. Keeping the layout simple, avoiding moving drainage or structural walls, reusing materials where possible, and planning everything upfront can all help keep costs in check. Can I phase the work to spread the cost?
In some cases, yes. Depending on your design, we may be able to plan the work in stages so you can manage the investment in smaller chunks. It’s not always the most efficient way to build, but for some families, it’s the most realistic.
