THE PROCESS

STEP 1: INITIAL CONSULTATION

We offer a free, no obligation consultation where we’ll visit your property to discuss your requirements and what you’re envisaging for your home.

 

During this meeting, you will have the opportunity to discuss your ideas, goals and budget with us and get a sense of our approach to design and our experience. We’ll also look to uncover the key factors driving your desire for change. This helps us to develop an understanding of how you live, what's important to you and what you would like to achieve.

 

We can also discuss any anticipated build costs, the budget and timeline for your project, and give you an idea of our design process and how we'll work with you.

Stage 2: Measured Survey

STEP 2: MEASURED SITE SURVEY

Next we carry out a full, measured site survey of your property. After which, we'll produce detailed, existing floor plans, elevations and model your property in CAD.

The site survey typically involves a physical visit to the site, where we will collect information through measurements, photographs and notes. The survey may also include a review of existing documents such as property deeds, maps and building codes.

 

The site survey is an important part of the design process as it provides us with a detailed understanding of the site and its constraints, allowing us to design functional, aesthetically pleasing concepts compliant with all relevant regulations. By conducting a thorough site survey, we can also identify any potential challenges or opportunities presented by the site, and develop creative solutions to address them.

STEP 3: THE DESIGN PHASE

Following on from our site survey, we explore all the options that we feel need considering, both internally and externally, producing initial designs that bring our design and layout concepts to life. Working closely throughout the design phase, we will work with you to develop a comprehensive design concept that meets your needs, fits within your budget, and adheres to any relevant regulations and building codes. 

 

Once the initial design concept has been developed, we will work with you to refine the design, taking into account any feedback or modifications requested and fine-tuning the design. We ensure you're happy with the design before proceeding with any planning application.

STEP 4: PLANNING PERMISSION

Once you're settled on your design, we then prepare the necessary drawings, plans, and documentation required for a planning application and submit the application to your local authority. 

 

With our experience in handling planning applications, we understand the requirements of the local planning authority and act as a bridge between you and them. We’ll respond to any questions they may have and address any concerns that arise, helping to keep the process as smooth as possible. Our expert advice and support are here to give your application the best chance of success.

The Build

STEP 5: STRUCTURAL DRAWINGS

Once planning permission is secured, the next step is to prepare the necessary structural drawings and supporting documentation. These detailed plans will provide clarity on construction requirements, ensuring that builders have all the information they need to provide accurate quotes. Proper documentation at this stage helps prevent misunderstandings, allows for more precise budgeting, and ensures the project aligns with both planning approvals and building regulations. If needed, we can help guide you in selecting trusted professionals to assist with structural compliance.

ADDITIONAL SERVICE: E-DESIGN REVIEW

For those seeking an additional perspective on past plans that have been granted, or even existing designs, this service provides an ideal solution. If you find that the plans don't quite meet your expectations, lack inspiration or feel incomplete, we can offer a comprehensive review of your proposed external elevations and internal floor plans. Our goal is to ensure that your home has an appealing exterior, functional interior layout and optimised use of light and space, while also fulfilling your specific wishes and requirements.

Our e-design service is charged on a pro-forma basis as they are online services that do not require an on-site visit. This makes them a cost-effective option for those of you who are seeking our expertise remotely.
