How long does planning permission actually take?

If you’re gearing up for a home extension or renovation, chances are you’ve asked (or Googled) this exact question: “How long is planning permission going to take?” And while there’s a standard answer “usually around 8 weeks”, anyone who’s been through the process knows it’s rarely that straightforward. Timing can vary quite a bit depending on your local council, the complexity of your project, and how well everything’s prepared from the start.


Let’s start with the basics. Once your application is submitted and validated, which can take a few weeks in itself, the official window for a decision is 8 weeks for most householder applications. Larger or more complex projects, like those involving listed buildings, conservations areas or multiple dwellings, will fall into the 13-week category. That said, some councils are stretched thin, and in busy areas like parts of Surrey, decisions can sometimes take even longer.


What slows things down? Quite a few things, actually. Incomplete drawings, missing documentation, or even unclear plans can mean your application gets rejected before it’s even started, which is frustrating and adds weeks. If your property sits in a conservation area or green belt, or if there’s any kind of neighbour dispute brewing, the planners might need more time or information before reaching a decision. And yes, seasonal slowdowns, summer holidays, Christmas, local elections, can delay everything more than you’d expect.


Now, if you're managing this process yourself, here are a few key tips to avoid common pitfalls:

1)    Make sure your drawings are professionally done and clearly labelled - the more obvious your intentions, the better.

2)    Include all the supporting documents required (these vary depending on your site and proposal), and keep the lines of communication open. Sometimes a quick call or email can help clear up small things before they become big problems.

3)    If your design might affect neighbours, having that friendly conversation early can smooth the road ahead — planning officers really do take neighbour feedback seriously.
