A substantial extension and remodel of a detached family home in West Horsley, transforming it from three bedrooms to five while creating larger family spaces and making intelligent use of previously redundant space.

The Brief


The clients had found a generous detached home in West Horsley with plenty to recommend it, but its existing layout and accommodation did not quite meet the needs of their growing family.


Rather than simply adding space, the brief was to look at the house as a whole: understanding where the existing accommodation worked, where it could work harder, and how carefully considered additions could create a home better suited to family life for the years ahead.


Upstairs, the priority was to take the house from three bedrooms to five, alongside creating a larger family bathroom. At ground floor, the opportunity was quite different: to make use of otherwise redundant space to the side of the house, creating a larger kitchen and lounge together with a practical integrated boot room and utility.

Design Response


The design combines a two-storey side extension with a smaller single-storey rear addition and the conversion of the existing garage, allowing the house to gain meaningful additional accommodation without relying on one oversized extension.


At first floor, the additional space allows the bedroom arrangement to be reconsidered as a whole, creating two much-needed bedrooms, a larger family bathroom and an improved principal bedroom with its own ensuite.


At ground floor, converting the existing garage brings previously secondary space into everyday use, while the rear extension and changes to the existing openings allow the relationship between the principal family spaces and garden to be refined.


Externally, the new side extension is integrated into the existing house through carefully considered roof forms, including front and rear dormers, so that the additional accommodation feels part of the evolution of the property rather than a separate addition.

Planning permission has created the opportunity to transform the existing three-bedroom property into a significantly more capable five-bedroom family home, not simply by adding floor area, but by making better use of space that was already available.


At ground floor, previously redundant space to the side of the house becomes part of everyday family life, allowing for a larger kitchen and lounge alongside the practical addition of an integrated boot room and utility. Upstairs, two additional bedrooms and a larger family bathroom give the family the accommodation and flexibility they needed.


The result is a scheme in which every addition has a purpose. Rather than extending for the sake of creating more square footage, the proposals focus new space where it can make the greatest difference to how the family actually lives.

Planning permission has created the opportunity to transform the existing property into a significantly more capable family home, not simply through additional floor area, but through a more considered use of the house as a whole.


Two additional bedrooms provide the accommodation needed for a growing family, while the larger family bathroom and improved principal suite create a much better balance at first floor. At ground level, bringing the garage into habitable use and refining the rear of the house allows more of the existing building to contribute to everyday family life.


Most importantly, the proposals allow the family to adapt a house they already loved into one that can continue to work for them as their needs change, making better use of what was already there before deciding where more space was genuinely needed.
