However, to ensure the success of your project, it is essential that you meet the below responsibilities. We are here to help and advise, but the ultimate responsibility for obtaining permissions, complying with regulations, and managing contractors rests with you.

You are responsible for providing accurate and up-to-date information about your property, including any relevant documents such as deeds, previous planning permissions, surveys, and any legal restrictions or constraints that may apply. While we will conduct our own research, it’s important that you share any information you are aware of at the time. Inaccurate or incomplete information may cause delays or impact the outcome of your planning application.

It’s important to make sure you have the necessary permissions and approvals in place before starting any work on your property. This includes:

  • Checking that the correct planning permission is obtained before beginning construction or alterations.

  • Ensuring that any changes align with local planning policies, zoning regulations, and building control standards.

We’re here to guide you through the process and will assist with preparing and submitting planning applications. However, the final responsibility for securing approval and ensuring compliance rests with you.

While we provide planning and design services, it’s important to ensure that all works meet the relevant Building Regulations, including safety, structural integrity, and energy efficiency standards. If input from structural engineers or other specialists is required, it will be your responsibility to appoint and coordinate them. However, we’re happy to recommend trusted professionals if needed.

To keep the project running smoothly, we’ll need appropriate access to your property for site visits, measurements, surveys, and any other necessary activities. Any delays in providing access may impact the project timeline.

If your project involves contractors, builders, or other third-party service providers, it will be your responsibility to liaise with and manage them. While we’re happy to recommend trusted professionals, the final selection and oversight of their work will be up to you.

It’s important to ensure that your project is appropriately budgeted. Any cost estimates we provide are for planning purposes only, and actual construction and related costs may vary. To avoid disruptions, we recommend funding is in place from design through to completion.

Timely feedback and decision-making are essential for keeping your project on track. Delays in approving designs, planning applications, or other key aspects may impact progress, so we encourage open and prompt communication throughout.

Your safety is a priority. It’s important to ensure that the worksite complies with all relevant health and safety regulations during construction. If you have any concerns, we recommend consulting the appropriate professionals to address them.

While we provide architectural design, planning, and consultancy services, it’s your responsibility to have appropriate insurance in place for the project. This may include builder’s liability insurance, property insurance, and public liability insurance during construction.

We’ll design your project in line with local planning policies, but it’s your responsibility to ensure compliance with any specific environmental, conservation, or planning restrictions that may apply to your property or upon request. If needed, we can guide you on how to check these requirements with your local authority.

It’s important that your project complies with all relevant UK laws, including planning regulations, building standards, and property use rules. While we will support you through the process, ultimate responsibility for legal compliance rests with you.
